Buyer Agent
Fees

Starting From $13,200 incl. GST

The fixed fee is tailored to align with your budget and specific property needs, ensuring comprehensive support throughout the abode acquisition process. This fixed-fee approach offers transparency and peace of mind, with no percentage-based costs tied to the property’s purchase price.

  • Initial brief development
  • Direct engagement with agents specific to your

  • Assessment of the currently marketed properties
  • Search & launch of vendor direct requests
  • Sourcing Off-Market opportunities directly through agents
  • Pricing assessment
  • Sales history
  • Evaluation of property, including a physical inspection
  • Due diligence (including, checking for plans & permits, director of housing, zonings, surrounding neighbourhood)
  • Design & execution of negotiating or bidding strategy
  • Attend auction & execute bidding
  • Post-sale services including liaising with the conveyancers, mortgage brokers and introducing a property manager for investors.

  • Assist in choosing the best method of sale, setting timelines, deciding on pre-sale renovations, and determining whether to sell with or without a lease.
  • Negotiate the real estate agent’s commission rate on your behalf.
  • Suggest improvements to enhance your property’s presentation, including referrals to trusted tradespeople and furniture hire services.
  • Collaborate with your chosen real estate agent to:
  • Develop a marketing strategy tailored to your needs and budget.
  • Arrange for professional photography of your property.
  • Create high-quality marketing materials.
  • Schedule open houses and appointments that maximize your property’s visibility.
  • Provide weekly updates on market conditions and buyer feedback.
  • Guide you through the negotiation of offers or the auction process.

Buyers advocate fees can depend on the properties you are searching for. Normally buyers advocates will charge a percentage based on a purchase price.

They assist in preparing your property for sale to maximise the price, handling and managing project management, selecting and interviewing the best agents to sell your home, appointing and negotiating the agents fees, overseeing the campaign, and managing settlement.

Additionally at Abode Advocacy Group our vendor advocates are professional auctioneers, meaning they are also able to conduct the auction. Giving our clients the most control over the process.

A vendor advocate normally will take their pay by sharing in the commission with the real estate agent who sells the property. Many vendor advocates will claim that this means that they don’t cost their clients any more money. However there is a conflict of interest with this, how can they negotiate their client the best fee if they are sharing in it?

At Abode Advocacy Group we charge a separate fixed fee and have no association with the real estate agents fee. We do this so we can truly negotiate the best fee for our client and select the best agents, as some aren’t willing to share their fee. At Abode we do not want any conflict of interest with sharing in the real estate agents fee.
